We have a 100% track record with investor capital for more than a decade and have generated returns from 15% to 30% annualized depending on the investment structure and project timeframe.

Our LLP (AGI & Investors) will fund the Ashton Gray Development US Project. Rate of return will be determined in the agreement signed between, AGI (as a facilitator),Ashton Gray Development-US & LLP.

What Returns Can I Expect ?

We give 8-10% yield on the Investment. However, our expected IRR is 15-18% IRR over a period of project timelines.

Is There Any Lock-In On My Investments?

Yes, there is an initial 6-month lock-in from the date of the agreement. After six months you can withdraw your investment. But for the early exit, there would be an exit load.

What Are Development Charges ?

The development fee is designed to cover the management of the SPV and its assets whereas the profit share/performance fee is payable on exit. This has been designed to reward investors, should the investment offered by us prove to be successful for the investor.

How Does Ashton Gray Guarantee That All Property Titles Are In The Clear ?

All property acquisitions are closed at licensed title offices after all documentation has been reviewed and approved by attorneys. In addition to this, a title insurance policy is issued to us by the title company which indemnifies us from any potential issues that could arise from liens, boundary disputes etc.

What Is The Security For My Investment ?

The investment will be collateralized by an equity share in the real estate asset that will be part of the development in the U.S. The returns are being backed by the principals of the parent company in the US along with all of the assets of the parent company.

How Does A Property Get Listed On Ashton Gray Website ?

What Is An SPV ?

An SPV is also known as a Special Purpose Vehicle which is a private limited company/ LLP

Why LLP And Not PVT LTD ?

LLP is a better model for this type of investments. Compared to Private Limited Company compliance is also simple.

Will I Need To Travel To the Location Of The Property As Such ?

No you will not need to travel. All required documentation will be signed digitally via DocuSign. Additionally, for your convenience, a video of the Property will be prepared in advance of the listing.


INVESTMENT PROCESS
 

Once you are interested to invest in our offering, KYC documents need to be submitted and verified.

The ownership and property management agreement will be shared with you and once you approve and execute it, the investment is finalized along with details of your shareholding in the SPV.

What Is This Minimum Investment ?

The minimum investment is as per the lowest unit cost of the property and varies from property to property. Please refer to the individual property pages to find the minimum investment price.

The minimum investment is Rs.1000000/-(Rupees Ten Lakhs Only) for the current project “E - Riverside”. Investment varies from property to property.

What KYC Documents Are Required ?

  • 1-month bank statement or cancelled cheque leaf with the name printed (Account no. + IFSC must be visible).

Are Investors Allowed To See All Relevant Agreements ?

What Are The Reporting Standards And Disclosure ?

We believe in 100% transparency in reporting. All property information, investor agreements, title report etc. will be available through our dashboard at all times. Monthly emails with details on progress are shared with the investors.

Do You Offer Any Guarantee On Returns ?

Though we have a phenomenal track record of generating 15-18% IRRs for our investors across different assets we have acquired, we would advise you to be away from any investments which quote “Guaranteed Returns”.

Our assets generally yield around 8-10% per annum (Paid on quarterly basis) with a projected IRR of ~18% across project timelines.


POST - INVESTMENT
 

When Is My Investment Process Complete ?

Your investment is completed as soon as you pay the entire amount. Once you choose to be a part of investment and have made the entire payments, you become a shareholder in SPV investing in US assets.

When & How Will I Receive My Return ?

Interest for the debenture will be paid quarterly @2-2.5% depending on the asset (8-10% returns per annum).

Equity will be bought back by the company at a projected rate of 15-18% premium once the project is ready.

Do You Take Insurance On The Property ?

Ashton Gray takes General Liability Insurance as well as Builders Risk Insurance on all projects.

How Do I Exit My Investment ?

On surrendering the Debenture certificate, loan amount will be returned after the end of the project. Equity part with agreed premium will be returned to the investors after the end of the project on executing share transfer documents.

Who Takes Care Of Project Management ?

When I Invest In Deals On Ashton Gray. What Do I Own ?
